Building and electrical permits are opened and closed properly on every job that needs them. If a final inspection lands after your settlement date, we carry it through at no extra cost and send the closeout to the settlement agent and the buyer. Nobody inherits an open permit with no one accountable for it.

Crawl space mold treatment is impossible to inspect after the fact — which is exactly why so much of it is done badly. We dye every treatment we spray. The agent, the buyer, the home inspector, the appraiser, anybody can go under the house and see precisely what was treated and what wasn’t. Nobody has to take our word for it.

We collect your settlement agent’s details when the contract is signed. On completion we send the clear letter and invoice straight to them, and you disburse from proceeds at the table.

Where We Sit on Price
We’re not the cheapest, and we’re not the top of the market. We’re in the middle — and there’s no one-size-fits-all number, because house size, crawl access, and actual scope vary too much. Every job is custom built and priced.
We’re Not a Letter Mill
Plenty of outfits will write you a letter. Far fewer can fix what the letter found, and almost none can fix all of it. Our job is to eliminate the roadblock and get your sale closed smoothly.
What We Don’t Do
Slab inspections, plumbing, HVAC units, sewage, and irrigation are outside our scope and are not part of our inspection or our proposal.
Yes. We collect your settlement agent’s details when the contract is signed, and when the work is done we send them the clear letter and our invoice directly. Payment comes out of proceeds at the table. No deposit, no progress payments, nothing due before closing.
When the agreement is signed. That’s the point where we can reserve crew time and hold it for you. Before that we’ll tell you honestly whether your timeline looks realistic, but we won’t quote a date we can’t protect.
Yes. We’re licensed with VDACS and have three inspectors with deep transaction experience. A clear letter is never conditioned on us doing the repair work.
Termite and moisture letter inspections are a flat $100 anywhere in our service area. Repair work depends on the house, the crawl access, and the actual scope — we quote on site, in writing, and the digital quote goes out within one day.
