General Warranty Terms

Warranties apply only to the contracted areas of work, and only after BAY is paid in full.
Warranties transfer automatically when the home is sold.
The customer must allow BAY 90 days from notice to remedy a covered problem.
Annual maintenance visits from BAY are required to keep the system warranties in effect. The homeowner is responsible for monitoring the crawl space between visits.

Guarantee Summary

Push Piers
Stabilization for the lifetime of the structure, in the areas installed.

TITAN Crawl Jacks
Support against further vertical settlement for the lifetime of the structure in the areas immediately above the jacks. Hardware adjustability: 10 years (TITAN).

Crawl Space Encapsulation
30-year system integrity, including 100% ground coverage, wrapped piers, insulated walls, vents covered, and liner free of rips or tears from normal use. Liner replacement is not included. No humidity guarantee unless BAY installed the dehumidifier.

Healthy Humidity Guarantee: during the dehumidifier warranty, if the sensor reads above 60% RH, BAY provides a free service visit and services the manufacturer warranty.

Vapor Barriers
20 mil: 30 years. 12 mil: 10 years. 6 mil: 5 years. Guaranteed not to rip, tear, or pull away from normal crawl traffic.

Full Bora-Care Remediation + Encapsulation
With working dehumidifier(s) and power, the crawl space is guaranteed against termites, termite damage, mold growth, and fungal growth. Where an “after” test is included: 90-99% mold spore reduction from the “before” test, or less than 3,000 spores per cubic meter. Partial Bora-Care treatments do not receive this guarantee. Existing damage, plumbing leaks, and existing termites are excluded.

Structural Repairs
10 years (wood) or lifetime (metal). Future moisture, termite, or fungus damage is not included.

Crawl Space Drainage
Flood-free along the perimeter where installed, provided sump pumps have power and are operational. Sump pumps carry a 3-year manufacturer warranty, serviced by BAY. Does not cover house submersion, hurricanes, or extreme tidal surge.

Exterior Drainage
10 years on solid-pipe downspout extensions. 3 years on exterior perforated pipe installed with rock.

Slab Poly Foam
If the slab settles 1/4″ or more within 2 years, BAY returns to re-level at no cost.

Humidity Sensor
1-year warranty.

What’s Not Covered

Guarantees do not cover damage caused by rodent activity, flooding, abuse or misuse, unmarked underground utilities, landscaping needed after excavation, or cosmetic damage resulting from lift or hydraulic pressure.
