Building and electrical permits are opened and closed properly on every job that needs them. If a final inspection lands after your settlement date, we carry it through at no extra cost and send the closeout to the settlement agent and the buyer. Nobody inherits an open permit with no one accountable for it.

Our Mold Treatment Is Dyed Blue So Anyone Can Verify It.

Crawl space mold treatment is impossible to inspect after the fact — which is exactly why so much of it is done badly. We dye every treatment we spray. The agent, the buyer, the home inspector, the appraiser, anybody can go under the house and see precisely what was treated and what wasn’t. Nobody has to take our word for it.

The WDI letter, the home inspection, the appraisal condition — whatever flagged it. Give us the settlement date up front so we know what we’re working against.

We inspect — and your quote goes out within one day.
One visit, one written scope covering everything that was flagged — not just the part one trade can handle. The digital quote is sent within one day of the inspection, so nobody waits a week to find out what it costs.

The contract gets signed — and the deal moves.
The contingency now has a licensed, insured contractor and a firm written scope behind it. Signing is also when we lock the job into the schedule and reserve crew time — we don’t hold spots on a maybe.

We do the work.
Permits opened and closed. Our own crews, documented with dated photos throughout.

You get an actual clear letter.One less appointment
Not an invoice and a contract passed off as one. We issue a real clear letter documenting exactly what was corrected, and send it to your settlement agent as soon as the work is complete. No re-inspection to schedule — one less appointment between you and the table.

We get paid at settlement.
We collect your settlement agent’s details when the contract is signed. On completion we send the clear letter and invoice straight to them, and you disburse from proceeds at the table.

Where We Sit on Price
We’re not the cheapest, and we’re not the top of the market. We’re in the middle — and there’s no one-size-fits-all number, because house size, crawl access, and actual scope vary too much. Every job is custom built and priced.
We’re Not a Letter Mill
Plenty of outfits will write you a letter. Far fewer can fix what the letter found, and almost none can fix all of it. Our job is to eliminate the roadblock and get your sale closed smoothly.
What We Don’t Do
Slab inspections, plumbing, HVAC units, sewage, and irrigation are outside our scope and are not part of our inspection or our proposal.

Questions We Get

Do you really wait to get paid until closing?
Yes. We collect your settlement agent’s details when the contract is signed, and when the work is done we send them the clear letter and our invoice directly. Payment comes out of proceeds at the table. No deposit, no progress payments, nothing due before closing.
What if the deal falls through?
The balance becomes due from the party who signed our agreement, the same as any homeowner owes for work already performed.
When do I get a firm date?
When the agreement is signed. That’s the point where we can reserve crew time and hold it for you. Before that we’ll tell you honestly whether your timeline looks realistic, but we won’t quote a date we can’t protect.
Will you do the repairs off another company’s report?
Yes. You don’t have to use our inspection to use our crews.
Do you write WDI and moisture letters?
Yes. We’re licensed with VDACS and have three inspectors with deep transaction experience. A clear letter is never conditioned on us doing the repair work.
Do I have to line up separate companies for the mold, the structural work, and the letter?
No. Mold, moisture, structural, foundation, WDI inspections and termite-moisture letters are all handled by our own crews under one contract.
What does it cost?
Termite and moisture letter inspections are a flat $100 anywhere in our service area. Repair work depends on the house, the crawl access, and the actual scope — we quote on site, in writing, and the digital quote goes out within one day.
