    Types of Crawl Space Insulation Materials

    Fiberglass Batt Floor Insulation

    Batt insulation is the most common insulation used in crawl spaces.  It is installed in 16″ or 24″ strips, in between all the floor joists.  Fiberglass insulation must be supported with insulation hanger pins,.  These pins are supposed to be spaced every 18 inches.  If fiberglass insulation is not sufficiently supported, the insulation can sag, fall and lose 100% effectiveness.  Fiberglass insulation oftentimes has a limited lifetime of 5 to 10 years.

    Rigid Foam Board

    Properly installed, engineered EPS, foamboard insulation can be a lifetime insulation solution. Rigid foam insulation is installed on crawlspace walls by carefully shaping the 4’x’8′ sheets of foam board and gluing them to the walls. These  insulation panels are made up of a close-cell insulation design.  It is waterproof and creates a vapor barrier to prevent moisture from entering crawlspaces. It also traps heat lost from the ductwork in the crawl space, leading to energy savings.

    Closed-Cell Spray Foam

    We strongly recommend NOT using spray foam insulation for crawl spaces.  It can make future repairs nearly impossible, requiring 5x repair costs.  Expanding foam solutions are mixed and sprayed on the areas inside the crawlspaces that need to be insulated. It is expensive and unfortunately, it can leave behind odors, known as ‘Off-Gassing’. This musty smell can linger with the home indefinitely. Also, it’s nearly impossible to remove, which is absolutely necessary if structural repairs are ever needed.

    • Assessment below from another company. Looking for a 2nd opinion: Crawl Space wood repairs: Repair/ sister one double 2x10x8ft pressure treated floor joist to replace previous improper repair. Repair/ sister three 2x10x16ft floor joists from bearing point to bearing point. Crawl space temporary support replacement: Remove existing temporary adjustable floor jacks with pavers. Install six 24x24x10in footers with 5000 psi cement. Build 6 masonry piers mortared in to hold exiting 6x6 beam. Conduct follow-up inspection in 3- months to check for any potential settling and shim as needed. Moisture Remediation: Remove existing vapor barrier from crawl space and haul away. Remove the crawl space fan and return to homeowner. Install sump pump in basin in sleeve to front center corner, see diagram. Install approx. 20ft of french drain system and connect to sump pump basin. Install 6mil white vapor barrier to cover the soil in the crawl space and tack down with sod staples. Use existing power supply in crawl space for sump pump. Install custom pvc crawl space door to replace defunct metal door.
    • We've been noticing cracks in the house in corners and at door corners that seem to be getting larger. I've also noticed the bricks outside the house cracking.
    • Water heater heater pipe burst and caused damage under the house.
    • Moisture issues in crawlspace, causing soft spots and uneven flooring.
    • We moved into this house 4 weeks ago. Two previous inspections of the crawl space provided conflicting information. Issues may be left over debris from previous work, vapor barrier needs, ventilation needs, possible mold. I would like to get a third professional appraisal for the needs of the crawl space to see what actually is needed.
