Subfloor Plating from Below
This method uses up to 4 foot strips of plywood, to support damaged plywood from below. New 3/4″ plywood is held below the old plywood, with 2×4’s and structural screws, fastened to the floor joists. This method is the least invasive but also can be considered a bandaid solution. In our experience, that depends on the quality of the installation. Great subfloor plating installations are not easy but can be an effective solution for damaged subfloor.
Subfloor Replacement
Subfloor replacement is exactly what it sounds like… removal and replacement of the subfloor. This process is highly skill intensive. We do not recommend anyone attempt this without extensive carpentry experience. There are numerous ‘wrong ways’ to replace a subfloor, that leave a compromised foundation for your floors. We have conducted over 50 specialized carpentry trainings (~30 minutes each) with our crews to teach the necessary skills. At BAY, we are carpenters by trade.

- Assessment below from another company. Looking for a 2nd opinion: Crawl Space wood repairs: Repair/ sister one double 2x10x8ft pressure treated floor joist to replace previous improper repair. Repair/ sister three 2x10x16ft floor joists from bearing point to bearing point. Crawl space temporary support replacement: Remove existing temporary adjustable floor jacks with pavers. Install six 24x24x10in footers with 5000 psi cement. Build 6 masonry piers mortared in to hold exiting 6x6 beam. Conduct follow-up inspection in 3- months to check for any potential settling and shim as needed. Moisture Remediation: Remove existing vapor barrier from crawl space and haul away. Remove the crawl space fan and return to homeowner. Install sump pump in basin in sleeve to front center corner, see diagram. Install approx. 20ft of french drain system and connect to sump pump basin. Install 6mil white vapor barrier to cover the soil in the crawl space and tack down with sod staples. Use existing power supply in crawl space for sump pump. Install custom pvc crawl space door to replace defunct metal door.
- We've been noticing cracks in the house in corners and at door corners that seem to be getting larger. I've also noticed the bricks outside the house cracking.
- Water heater heater pipe burst and caused damage under the house.
- Moisture issues in crawlspace, causing soft spots and uneven flooring.
- We moved into this house 4 weeks ago. Two previous inspections of the crawl space provided conflicting information. Issues may be left over debris from previous work, vapor barrier needs, ventilation needs, possible mold.
